Springfield went up as single‑family, spent decades cut into apartments, and is being put back together now. The heating and cooling in most of these houses is still answering one of the older questions.

A house split into four units got equipment to match, and reconversion rarely undid that. What you are left with is two or three systems where the house now needs one or two, each sized for a footprint that no longer exists. Working out which to keep is the first real question here.
Duct from an earlier configuration tends to stay where it is, sealed off at one end or simply forgotten. Air pushed into a closed stairwell or a walled‑up room is airflow you are paying for and never feel. It is one of the more satisfying things to find.

Old House, New Questions
The questions Jacksonville asks us most — straight answers, no jargon.
The house has two systems and I only use one of them.
That is the usual inheritance from the apartment years. Each unit got its own equipment, and when the house went back to being a house nobody removed the spare. Sometimes the second system is genuinely useful for an upper floor; sometimes it is cost with no benefit. We measure what each one covers before you decide which to keep.
Air comes out of a vent in a room that is not there any more.
Then there is still duct connected to a configuration the house has moved on from. It is common here and it is worth tracing, because a run feeding a closed‑off space is airflow that never reaches you and is being paid for every cycle.
One floor works and the other does not.
In a house this size on a single system that is nearly always the duct rather than the equipment. The run to the upper floor in a converted house is often whatever was easiest at the time. Measuring airflow at both ends tells you whether it is the run, the return, or genuinely the system.
We are renovating. When should the HVAC happen?
While the walls are open, if you have any choice about it. Duct is enormously cheaper to route properly before plaster goes back than after, and the decisions made at that stage set what the house can do for the next thirty years. We would rather quote it early and correctly than cheaply and twice.
Do we need one big system or several small ones?
It depends on how much of the house you actually live in. A large restored house where two rooms are used daily and four are not is a strong case for zoning or for ductless heads, rather than conditioning the whole envelope to serve a corner of it. We will lay out both and the running difference between them.
Can duct be run without tearing into finished rooms?
Often, yes. Houses of this age tend to have vertical routes that modern ones do not — disused chimney chases, old service stairs, closets stacked on top of each other. Finding those is most of the skill in these installs and it is why the same house can be quoted very differently by two people.
Should the system run while the house is being worked on?
Ideally not through the dusty stages, and where it must, not without protecting it. Renovation dust goes straight through a standard filter, coats the indoor coil and shortens the life of everything downstream. A plan for this costs nothing and saves a clean that is not cheap.
