What Salt Air Does to an Outdoor Unit
Everything here runs in air coming off the ocean, and the outdoor half of your system stands in it year‑round. Four things that changes.

Salt settles on the aluminium fins of the outdoor coil and works inward, and for a long while the damage looks purely cosmetic. A coil losing fin material loses its ability to shed heat first and holds refrigerant second — so by the time it leaks, it has usually been quietly costing you efficiency for a season or two.
Salt load drops off sharply as you move back from the water, which is why a unit three blocks from the ocean and one west of the Intracoastal are not really in the same climate. Where your house sits changes both what is worth doing and how often it is worth doing it.
Fresh water through the outdoor coil on a schedule takes the salt off before it has time to do anything permanent. It is unglamorous and it is not expensive, and out here it does more for the working life of a system than anything else on this list.
A system at the beach will not give you the same working life as the identical system inland, and planning as though it will is how people end up making the decision in August. Coil coatings and sheltered placement both help. Knowing where yours is in its life means replacing on your schedule instead of the weather’s.

The north end, including the older streets off Ocean Boulevard where systems have had a long time to meet the air.
The restaurants and shops on the Atlantic and Neptune line — commercial work, where the equipment is usually on a roof and the salt reaches it from every side.
The two north‑south runs everything turns off. If you are between them, we are past your house most weeks.

Questions Worth Asking at the Beach
The questions Jacksonville asks us most — straight answers, no jargon.
The outdoor unit looks rusty. Is that just cosmetic?
Sometimes, and sometimes it is the whole story. Surface rust on the cabinet is cosmetic. What matters is the coil behind it: salt attacks the aluminium fin first, and a coil that has lost fin material sheds heat badly long before it ever leaks. We can tell you which of the two you are looking at in a few minutes.
The system runs constantly but the house is comfortable. Should I care?
Yes, because out here that is often the first measurable sign of a corroded coil. As the coil loses its ability to reject heat, the system makes up the difference with run time — so the power bill moves well before the comfort does. It is worth a set of readings rather than waiting for it to stop.
Does being closer to the ocean genuinely change anything?
Considerably. Salt load falls away quickly with distance, so a house on the oceanfront streets, one near Penman and one west of the Intracoastal are not on the same maintenance schedule and should not be treated as though they are.
Is there equipment made for this?
There is. Coil coatings and corrosion‑resistant cabinets exist precisely because coastal installations fail differently from inland ones, and they are worth raising when a system is being specified for a house this close to the water. We will talk the options through against where your house actually sits.
Does it matter where the outdoor unit sits?
More here than almost anywhere. Direct exposure to onshore wind and spray is harder on equipment than a sheltered side of the house, and a few feet of difference in placement changes how often it will need attention. We look at that before the pad goes down rather than after.
My system is not old, but the coil has gone. Is that normal?
At the beach it is not unusual, and it is not a reflection on the equipment. Coastal air shortens the working life of the outdoor half of a system, which is why the replacement conversation here looks different from the same one five miles inland. We will show you the coil rather than ask you to take our word for it.
Can I just hose the unit down myself?
You can, and doing it beats not doing it. Gentle fresh water through the coil, power off, and no pressure washer — pressure folds the fins and does more harm than the salt was doing. What a service visit adds is getting into the coil properly and measuring what it is actually doing afterwards.

Does the sand get inside the system?
Some of it does, and it ends up in the filter and eventually on the indoor coil. Put that together with the damp that comes of living this close to the water and you have an indoor coil fouling faster than any schedule assumes. Filtration and an honest look at that coil on a maintenance visit cover it.
Do you cover all three beaches?
Jacksonville Beach, Neptune Beach and Atlantic Beach are all inside the normal service area at the same pricing as anywhere else we go, along with the streets west of the Intracoastal. Will you tell me if I do not need the work?
Yes, and out here it cuts both ways. Sometimes a unit that looks alarming is working perfectly well, and sometimes one that looks tidy has a coil that is finished. You get the readings either way, and the decision stays yours.
Anything worth checking before I call?
Three things, none of which cost anything. Check the breaker for the air handler and for the outdoor unit. Look at the filter, because a collapsed one starves the system and imitates a much bigger fault. And look at the outdoor coil in daylight — if the fin surface looks powdery or is coming away in places, say so on the phone.
