    There is orange staining all over the outdoor unit.

    That is almost always irrigation water with iron in it. The staining itself is cosmetic; what matters is the mineral scale left on the coil fins underneath, because that behaves like a blanket on the surface that is supposed to be shedding heat. It is worth looking at properly rather than washing the cabinet and calling it done.

    The system is running longer than it used to and nothing has changed.

    Something outside has usually changed even when nothing inside has. A coil that has been picking up mineral deposit from sprinkler spray, or a hedge that has closed in on the clearance, both make the system work longer for the same result. Both are cheap to correct and neither shows on a thermostat.

    How much clearance does the outdoor unit actually need?

    More than most landscaping leaves it. The unit pulls air through the sides and throws it out of the top, so anything packed against it is restricting the machine. Plantings that were a sensible distance away fifteen years ago are frequently touching the cabinet now, and nobody notices because it happened a season at a time.

    Can the unit be moved away from the sprinklers?

    Often, and where it cannot be moved it can usually be shielded or the head can be re‑aimed. Relocating equipment is a real job and we will price it honestly, but in a lot of cases the fix is on the irrigation side and costs a fraction of what people expect to hear.

    The whole street is replacing systems. Should I?

    Only if yours says so. A community built across a few years does tend to reach the same point together, but that is a reason to find out where yours actually is rather than to follow the neighbours. We will measure and tell you plainly if it has years left.

    Is there equipment that stands up to this better?

    Coil coatings help with mineral deposit for the same reason they help with salt, and they are worth asking about when a system is being specified for a house where the irrigation cannot be moved. We will talk through what makes sense against where your unit actually sits.

    Can I rinse the mineral off myself?

    Gentle fresh water through the coil with the power off does help, and it is better done regularly than heroically. What it will not do is remove scale that has already bonded to the fins, and a pressure washer will fold the fins flat and cost you more than the deposit was. That part is worth leaving to a service visit.

    It reaches the filter first and the indoor coil after that, and heavy mature landscaping produces a great deal more of it than a new subdivision does. Filtration handles the indoor side; the outdoor coil wants looking at for the same reason, because pollen and irrigation mineral together are worse than either alone.

    Do you come south of the creek?
