It bulges and loses capacitance long before it quits. Measured, it is a cheap part on a scheduled visit. Unmeasured, it is the reason the system will not start on the hottest afternoon of the year.
Our humidity grows algae in that line all year. Clearing it while it is still draining is maintenance; clearing it after it backs up through a ceiling is a very different day.

How often should HVAC maintenance be done in Florida?+
More often than the national advice, because your system runs close to nine months a year rather than four or five. The common guidance is once a year for cooling and once for heating; in this climate the cooling side is the one that earns the visit, and the outdoor coil and drain line are the two things worth staying ahead of. What matters more than the interval is that somebody actually takes readings rather than looking at it.
Does maintenance actually save money, or is that a sales line?+
Both, depending on who is saying it. What is genuinely true: a coil packed with pollen makes the system work harder for the same cooling, a low charge means a leak that gets more expensive the longer it runs, and a failing capacitor is cheap on a Tuesday in March and expensive on a Saturday in July. What we will not do is quote you a percentage off your power bill — nobody can know that number for your house, and anyone who gives you one made it up.
Do I need a maintenance plan, or can I just book a visit?+
You can just book a visit. Plans suit people who would rather not think about it, and they are worth asking about if that is you — but nobody should be signed up to something recurring on a first visit, and you should never need one to get an honest answer about your system.
What should be included in a real tune-up?+
At minimum: measured readings rather than a visual once-over, a cleaned outdoor coil, a cleared and treated condensate drain, a check of the electrical connections and capacitor against their ratings, filter and airflow, and the thermostat and safeties. If the visit does not include cleaning anything, it was an inspection, not a tune‑up — and it is fair to ask which one you are buying.
Do I need to be home, and what do you need access to?+
Somebody needs to let us in, because most of the visit is indoors — the air handler, the drain, the filter and the thermostat. If yours is in the attic we will need the hatch clear, and if the outdoor unit is behind a gate or a locked fence we will need that open. Beyond that you can get on with your day.
Why does my drain line keep clogging?+
Because our humidity gives algae everything it needs, year round. Your system pulls gallons of water out of the air in a Jacksonville summer and that line stays wet, which is exactly the environment it takes. Staying ahead of it is one of the main reasons maintenance is worth more here than it is up north — and if yours closes up more than about once a year, the real problem is usually slope or a trap, not the algae.
I live near the water. Does that change anything?+
Yes, and it is the one thing coastal homeowners are most often not told. Salt spray corrodes condenser coils and the aluminum fins on them, and a corroded coil loses capacity long before it fails outright. Regular rinsing and cleaning is the whole defence, and it matters far more in Atlantic Beach or along the Intracoastal than it does in Mandarin.
