St. Augustine has been here since 1565, and a great deal of what stands downtown went up before anyone imagined mechanical cooling. That changes what is possible, not just what is difficult.

Coquina and old masonry hold heat rather than blocking it, and they have no cavity to insulate. A wall that baked all afternoon is still giving that heat back into the room at nine at night, which reads as an undersized system and is not one.
Inside the historic district, what changes on the exterior is subject to review. Where an outdoor unit sits, what it looks like and whether it can be seen are all live questions, and they are far cheaper to answer before equipment is ordered than after.
Many of these buildings have no duct and no realistic route for it, because the walls cannot be opened and the ceilings cannot be lost. Ductless is not a compromise here so much as the honest answer, and it is why so much of our work in this city is mini splits.

Old Buildings, Fair Questions
The questions Jacksonville asks us most — straight answers, no jargon.
The house has thick masonry walls and one room never cools.
Masonry holds heat rather than resisting it, so a wall that took sun all afternoon is still releasing it into that room at nine at night. The equipment is usually fine and the room is simply being fed by a wall. We measure the supply air at that register before concluding anything about the system.
There is no ductwork anywhere. How is the house cooled at all?
Usually by something added long after the building went up — window units, a retrofitted run through a closet, or ductless heads. Each of those has a different failure pattern, and the first job on a call here is often working out what somebody installed twenty years ago and why.
The system runs constantly in summer. Is that normal here?
Closer to normal than it would be inland. A masonry building with no cavity insulation, near the water, in August, gives a system a great deal to do. What matters is whether it is keeping up while running, which is a measurement rather than an impression.
Can anything be installed in a building under architectural review?
Yes, but where the outdoor equipment sits and what can be seen from the street are genuinely not your decision alone. We establish that before anything is ordered. It is the single most common reason a straightforward job here turns into a delayed one.
Is ductless the only option in a building like this?
Frequently it is the best one, and occasionally it is the only one. Where you cannot open walls or lose ceiling height, a ductless head serves a room without asking the building to change. In larger or already‑modified buildings there are sometimes other routes, and we will lay both out.
The building is three hundred years old. Will a modern system damage it?
Not if the humidity side is handled properly, which is the part people skip. Cooling a historic building hard while ignoring moisture is how plaster and timber get damaged. The right specification here manages humidity deliberately rather than treating it as a by‑product of cooling.
Does being this close to the water affect the equipment?
On Anastasia Island and out toward the beach, considerably. Salt settles on the outdoor coil and shortens its working life, and the closer you are the shorter it gets. Downtown it matters less than on the island, but it is never nothing this close to the inlet.

The building smells musty even when it is cool.
That is humidity rather than temperature, and in a masonry building it is worth taking seriously, because the same moisture that makes a room smell is working on the plaster and the timber. Measuring humidity in a few rooms tells you whether it is the system, the building, or both.
Do you come this far south?

Yes, and in these buildings it comes up constantly, because the instinct with anything this old is to assume everything needs replacing. Often what it needs is a setting, a seal or a humidity strategy rather than equipment.
Anything worth checking before I call?
Three things that cost nothing. Check the breaker for the air handler and for the outdoor unit. Look at the filter, because a collapsed one starves the system and imitates a far bigger fault. And note whether the problem is heat or damp — in a building like yours those are two very different visits.
