What a Very Well‑Built House Does to an Air Conditioner
Nocatee is the newest housing we work on, built tighter and to a higher standard than anything else on our map. That turns out to create its own set of problems. Four of them.

The envelopeToo little work to do
A tight, well‑insulated house needs less cooling, so the system reaches the set temperature quickly and stops. Since a system only dries the air while it is running, the better the house, the less dehumidifying gets done — which is why a new house can hold temperature perfectly and still feel wrong.
The setupFitted fast, never balanced
Duct on a build schedule goes in quickly and correctly and then, very often, is never balanced. Dampers sit where they were left and airflow lands where it lands. It is the single likeliest reason one room in a brand‑new house does not match the rest.
The fresh airVentilation nobody commissioned
A house sealed this well has to be ventilated deliberately, and there is equipment on your house doing that. Fitted to satisfy the requirement and then left unbalanced, it either does not bring in what the house needs or drags in far more humid air than anybody intended.
The lot lineNot much room out there
Newer lots are tighter, and outdoor units end up close to walls, fences and the neighbour’s equipment. Airflow around that cabinet is part of how it performs, and so is where the noise goes. Both are easier to get right at installation than afterwards.

Straight talk: If somebody tells you your system is “illegal now” because of the refrigerant rules — it isn’t. R‑410A systems can still be serviced. New equipment moved to R‑454B in 2025 and R‑410A production is stepping down, so topping off an older system gets pricier every year. That’s a reason to plan, not a reason to panic‑buy tonight.

The house is new and it still feels clammy.+
That is the most common call we take out here, and it is usually not a fault. A tight, well‑built house needs less cooling, so the system satisfies the thermostat quickly and shuts off — and a system that is not running is not removing water from the air. The answer is generally run time and fan setting rather than equipment.
One room in a brand‑new house never keeps up.+
On new construction that is nearly always the install rather than the equipment. Duct gets fitted quickly against a build schedule, and balancing dampers are frequently left wherever they happened to sit. Measuring airflow at that register against the others usually finds it inside an hour.
The system is two years old. Surely nothing can be wrong?+
The equipment is rarely the problem at that age. What we find instead is setup — a thermostat configured for the wrong equipment type, a damper never set, a fresh‑air intake nobody commissioned. All of those produce symptoms that feel like a broken machine and are not one.
Can anything be improved without replacing the system?+
Usually a great deal. On a house this new the equipment is fine, so the gains are in balancing the duct, setting the dampers properly, configuring the thermostat for what is actually installed, and commissioning the ventilation. None of that is a new system and all of it changes how the house feels.
Should we add a dehumidifier?+
Sometimes, and it is worth ruling out the cheaper answers first. If the system is simply oversized for a tight house, changing how it runs gets you a long way. Where the house is genuinely that efficient and the load genuinely that low, a whole‑house dehumidifier is the right tool rather than a bigger air conditioner. We measure before recommending either.
The garage and the lanai — can those be conditioned?+
A ductless head is the usual answer for both, because neither was on the original load calculation and neither should be tied into the house system. It keeps the main system doing the job it was sized for, and it lets you run the space only when you are actually in it.
There is a vent on the outside of the house I do not understand.+
It is most likely the fresh‑air intake. Newer construction is sealed tightly enough that it needs deliberate ventilation, and that intake is how the house gets it. They are often fitted to satisfy the requirement and then never balanced, which means the house is either not getting the air or getting far too much of it in August. Worth having looked at.
What is the $99 HVAC Refresh & Tune‑Up?+
A full seasonal check‑over of the system you already have — measurements taken, the parts that genuinely foul cleaned, and a straight answer about what needs attention and what does not. On newer equipment it is less about cleaning and more about whether the thing was ever set up properly. Cannot be combined with any other offer, one per household.
Does a house this new need maintenance yet?+
It needs checking rather than fixing. The value at this age is catching setup problems and the condensate drain before either becomes a failure. It is a different visit from the one an older system gets, and we do not pretend otherwise.
Do you come out to Nocatee?+
Regularly, across the villages and both sides of the county line, inside the normal service area at the same pricing as anywhere else we go. Great Dane is licensed in Florida as CAC036942, which you are welcome to look up before you let anybody into the house.
Will you tell me if I do not need the work?+
Yes, and on houses this new it is most of what we say. A system that is measuring correctly does not need anything done to it, and you will be told that rather than sold a package. If something genuinely is out, you get the reading that shows it.
Anything worth checking before I call?+
Three things that cost nothing. Check the breaker for the air handler and for the outdoor unit. Look at the filter — on a newer build the construction dust alone loads one faster than people expect. And check what the thermostat is actually set to do, because on new systems the setting is the answer more often than the hardware is.
