Out here the question is rarely whether a system works. It is whether the two or three of them under one roof were ever set up to share the house properly. Four things that decides.

Past a certain size no single system covers a house well, so these houses run two or three. Each is sized for its share, and where those shares were drawn by floor area rather than by the load each side actually carries, one unit spends its life doing the other one’s work.
Zoning is the cheapest comfort in a large house when it is right and the most confusing fault in one when it is not. Dampers drift, and a zone board that no longer matches what the thermostats believe will produce a house that is half perfect and half unliveable.
A house left standing still needs its humidity controlled, and a system set high to save money barely runs — which is exactly when it stops drying the air. What that setting should be is a real question here and it has a real answer.
On the beach side, whichever units face the wind take the salt and the ones sheltered behind the house do not. In a multi‑system property that means your equipment is not ageing at the same rate, and treating it as though it is will surprise you.

Worth Asking Before You Call

In a house with two or three systems that is usually a sizing or zoning question rather than a fault. Whichever unit covers the side taking the afternoon sun will always work harder, and if the split between them was drawn by floor area rather than by load, one of them was always going to carry the other. Measuring both says whether it is balance or breakdown.
Half the house is comfortable and half is not.
If the house is zoned, start at the dampers rather than the equipment. Zoning that was set up once and never revisited drifts, and a damper no longer doing what the thermostat believes it is doing produces exactly that symptom. It is cheap to check and it is frequently the whole answer.
We came back after a month away to a musty house.
That is the usual result of leaving a house too warm while nobody is in it. A system set high enough to save money runs very little, and running very little means taking very little water out of the air. The fix is a setting rather than equipment, and we will tell you what it actually needs to be.
The house has three systems of different ages. Replace them together?
Rarely the right answer, and we will say so even though it is the bigger sale. Systems fitted at different times have different amounts of life left in them, and replacing a unit with five good years in it to tidy up a schedule is money spent early for no comfort gained. We will map what you have and what each is likely to need.
Is zoning worth adding to a house that has none?
It depends entirely on the layout and on what the duct will allow. In a large single‑system house with a wing nobody uses half the day it can be transformative. In a house whose duct cannot deliver the airflow a closed damper demands, it creates new problems instead. We look at the duct before recommending it.
What should the system do while we are away for the season?
Hold the humidity down rather than hold the house cold. Running warmer but dry protects the house, the contents and the finishes; running cold in short bursts does not. There is a sensible setting for it, and it is usually not the one people leave.
Does the ocean affect us this far back from it?
Less than on the oceanfront streets, and not nothing. Salt carries inland on the wind and settles on the outdoor coil, so whichever units sit on the exposed side of the house age faster than the ones tucked behind it. Worth knowing which of yours is doing the harder job.
