In a great many homes here, and in nearly every townhome, the air handler lives in an interior closet or the garage — which means the drain line has to travel before it reaches anywhere useful. A blocked line in that position does not make a puddle outside. It finds the ceiling below it, and the first sign is a stain rather than a noise.
A subdivision fitted out in one season is a subdivision whose equipment reaches the end together. When three houses on a street need a system inside the same year, that is neither coincidence nor bad luck. It is worth knowing where yours sits in that run before it decides for you.
A two‑storey house or townhome on a single system hands the upstairs the warm end of the deal all summer, because heat goes up and the thermostat is downstairs. Balancing, a return in the right place, or a dedicated head for that floor will all fix it. A bigger outdoor unit will not.
Condos and townhomes come with rules about where equipment can sit, what can be seen from outside and what can be heard through a wall. We check that before quoting rather than after, because the placement question is usually settled by the association rather than by the house.

There is a water stain on the ceiling under the air handler.
Almost always the condensate drain. With the air handler in an upstairs closet or the attic, the water the system pulls out of the air has a long way to travel before it gets outside, and a line that has partly blocked backs up into the pan and then through the ceiling. The repair itself is usually small. The damage, if it has been running a week, is not.
The upstairs is always warmer than the downstairs.
Heat rises and the thermostat is usually on the floor below, so the system satisfies downstairs and shuts off while upstairs is still catching up. In a two‑storey house on one system the honest options are rebalancing what is there, adding a return upstairs, or giving that floor its own head. We measure what each floor is actually getting before recommending any of them.
My neighbour just replaced their system. Should I be worried?
It is worth a look rather than a worry. Houses in the same subdivision were generally fitted out within months of each other with the same equipment, so they do tend to reach the end around the same time. Knowing where yours sits in that run means you get to choose the timing rather than have it chosen for you in August.
Can I replace the system in a condo, or does the association decide?
Both, in practice. What goes inside the unit is normally yours to choose. Where an outdoor unit sits, what it looks like and how much noise it makes can all fall under the association rules. We settle the placement question before anything is ordered, because finding out afterwards is how a straightforward job becomes two visits.
Is there even room for a new system in a closet that tight?
Usually, and where there is not there are options. Modern air handlers come in more configurations than the one fitted when the building went up, and a horizontal or slimmer cabinet often solves what looks like a dead end. We measure the space before quoting rather than discovering it on install day.
The house is only twenty years old. Is it replacement time already?
Sometimes, and it is worth measuring rather than assuming in either direction. Builder‑grade equipment fitted across a whole subdivision has a fairly predictable working life, and twenty years is within range of it. What matters is what the system measures now and what the duct attached to it can carry. We will say plainly when the honest answer is that it has more life left.
Does duct running through the attic really make that much difference?
A large one. A Florida attic runs far hotter than the house underneath it, and duct passing through that heat gives up part of what it is carrying before it ever reaches a register. Sealed joints and intact insulation on those runs are among the cheaper things that measurably change what the far bedroom feels like.

Yes, and on equipment this age it comes up constantly — a system that is twelve years old and running correctly does not need replacing because somebody said twelve. It is the part of the job we would rather be known for. If a part is drifting but has not failed you get told that too, with the reading behind it.
Anything worth checking before I call?
Three things, none of which cost anything. Check the breaker for the air handler and for the outdoor unit. Look at the filter, because a collapsed one starves the system and imitates a far bigger fault. And look in the pan underneath the air handler — standing water there points at the drain, and that is worth saying on the phone.
