Duct cleaning is the one HVAC service most often sold to people who do not need it. The EPA is blunt about this: it does not recommend cleaning air ducts on a schedule, only when there is a reason — mold you can see, something living in the ducts, or so much debris that it is coming out of your registers. What it will not do is fix a house that is dusty for other reasons, and no study has shown it prevents health problems. So we look first, we show you what is actually in there, and we say no to this job more often than we say yes.

When Your Ducts Actually Need Cleaning
The EPA names three conditions that genuinely warrant it. The rest of this list is what we run into in Jacksonville attics. Tap whichever one sounds like your house.
Not a musty smell — actual visible growth on the duct interior, the coil or the drain pan. This one the EPA does name, and it is the strongest reason on the list.
Rodents or insects in the ductwork. You will usually smell it or hear it before you see it, and no amount of filtration fixes it.
Dust puffing out when the system starts, or grit on the furniture under a vent. Dust settled on the grille itself is not the same thing — that wipes off.
Drywall dust and sawdust pulled into open returns is one of the few times the ducts genuinely get loaded, and it is worth clearing before it circulates for another decade.
A roof leak, a flooded attic, a condensate line that overflowed into the insulation. Wet fiberglass duct board or lining cannot be cleaned back to new — that section usually has to come out.
You do not know what the last owner did, whether anyone smoked, or whether pets lived here. Worth one honest look rather than one assumption either way.

How a Duct Cleaning Actually Goes
No mystery, no pressure, and no work done before you’ve agreed to it.
01We look before we quote
Registers off, camera into the trunk lines, a proper look at the coil and the drain pan. You see the same pictures we do, and if it is clean in there we will say so.
02We seal the house off first
The point is to get the debris out of the building, not to redistribute it. The system gets put under negative pressure and the registers get covered before anything is agitated.
03Source removal, not a scented fog
Brushes and compressed-air tools work the debris loose and it leaves through the collection unit. We do not spray chemical biocides or coat the inside of your ducts with sealant. The EPA does not recommend routine sealant use in any duct, and no biocide is registered for use in fiberglass‑lined ducts at all.
04We tell you what caused it
Debris is a symptom. If the real problem is a torn return in the attic, a filter that does not seal, or a duct that sweats every August, cleaning it without fixing that just resets the clock.

This is the easiest service in our trade to sell to somebody who does not need it — which is exactly why the industry has the reputation it has. Dirty-looking grilles are normal. Dust on a return cover is normal. We would rather show you the inside of your own ducts and lose the job than take it on a hunch.

“Whole-house special, today only.”The number that gets a van in the driveway. What happens next is the upsell.
“You need this done every year.”There is no such interval. The EPA sets none, because the honest answer depends on what is actually in your ducts.
“We’ll fog it with a sanitizer.”The EPA does not recommend routine sealant use in any duct, and no biocide is registered for fiberglass‑lined ducts. Ask what the product is and where its label says it can be used.

“Here is the camera footage.”Your ducts, not a stock photo of somebody else’s.
“This does not need doing yet.”The most common thing we say on a duct call, and it costs us the job.
“Cleaning won’t fix this one.”When the real problem is a leak, a wet section or a filter that does not seal, we tell you that instead.
We won’t tell you a duct cleaning lowers your power bill, because it doesn’t. This is what does. ENERGY STAR puts it plainly: in a typical house, about 20 to 30 percent of the air moving through the duct system is lost to leaks, holes and poorly connected ducts. You paid to cool that air, and it is being delivered to your attic.

How often should air ducts be cleaned?+
There is no interval, and anyone quoting you one is guessing. The EPA does not recommend cleaning on a schedule — it recommends cleaning when there is a reason, and it says plainly that if you see no large deposits of dust and no mold, cleaning is probably unnecessary. Grilles that look grubby are not evidence; those are the one part you can see, and they wipe off.
Will duct cleaning lower my power bill or help my allergies?+
We are not going to promise you either. The EPA’s position is that duct cleaning has never been shown to prevent health problems, and the research does not establish that dirty ducts raise the particle levels in a house. Where it clearly helps is the three cases it is meant for — visible mold, vermin, and debris genuinely blowing out of your registers. If somebody is selling it to you on efficiency percentages, ask where the number came from.
My house is dusty. Is that the ducts?+
Usually not. Most household dust comes in through doors, windows and the people and animals in the house, and the filter is the thing that catches it. Before we sell you a duct cleaning we would rather check that your filter is the right size and actually seals in its slot, because an air gap around a filter lets everything bypass it — and that is a five-minute fix.
What actually happens on a duct cleaning?+
The whole system gets put under negative pressure with a collection unit, the registers get sealed, and then the debris is worked loose with brushes and air tools so it leaves the house through the machine rather than into the living room. Every supply and return gets done, plus the plenums, the coil and the blower compartment — cleaning the branches and leaving the coil is not the job.
Do you spray anything inside the ducts afterwards?+
No. On sealants the EPA is explicit: it does not recommend their routine use to encapsulate contaminants in any type of duct. On biocides it is more measured — it notes real controversy over introducing them into ductwork at all, and confirms no product is registered for use on fiberglass duct board or fiberglass‑lined ducts. If a company’s pitch leans on fogging or sanitizing, ask what the product is and where the label says it can be used.
There is mold in my ducts. Is cleaning the answer?+
Cleaning is half of it. Mold grows because something is wet, and in Jacksonville that is usually an overflowing condensate pan, a duct sweating in a hot attic, or air leaking somewhere it should not be. Clean it without fixing the water and it comes back within a season. We would rather find the moisture first and tell you what that repair looks like.
My ducts are the soft insulated kind. Can those be cleaned?+
Bare sheet metal cleans up properly. Fiberglass duct board and internally-lined ducts are a different matter — once that material has been soaked or has growth in it, it cannot be cleaned back to sound condition, and the honest recommendation is to replace that section rather than scrub it. We will tell you which kind you have before you commit to anything.
